North Natomas (95834, 95835) is the post-2000 master-planned chunk — Natomas Park, Westshore, Town Center, Greenbriar, Witter Ranch, Heritage Park. Newer systems, lighter repair load, but almost every parcel has an active HOA, sometimes Mello-Roos, and the flood-zone insurance line item to factor in. South Natomas (95833) is older mixed stock — 1970s-80s SFRs, plenty of condos around Garden Highway, more repair budget per square foot.
